  • Attend Job meetings

  • Ensure routine review of costs and schedules

  • Ensure compliance with agency requirements

  • Review with contractor the timely delivery of materials and equipment

  • Review inspection/test results for compliance with specification

  • Maintain test results file

  • Ensure timely performance of remedial work, as required

  • Ensue RFI and material submittals are properly submitted and responses are timely produced

  • Maintain RFI and submittal logs are properly maintained

  • Coordinate construction document revisions and distribution

  • Assess cost impact of changes, document and present options to ownership

  • Prepare change orders, obtain requisite approvals

  • Prepare and issue monthly progress reports

  • Receive and review application for payment

  • Ensure receipt of properly executed application, partial lien release(s)

  • Project close out

  • Prepare pre-closeout punch list

  • Ensure timely completion of close out tasks

  • Review contractor's submissions for warranties and guarantees

  • Administer mechanical equipment start-up procedures

  • Secure and transmit operating manuals to owner's representative

  • Secure and transmit final lien release(s) to owner
